Regulations of Sheds in Deptford, New Jersey

      A small yard shed is a very useful outbuilding. It can be used to store landscape and gardening equipment, or can be used as a small workshop. Some are very architecturally interesting, adding grace and charm to a landscape. However, in Deptford, New Jersey, there are regulations for sheds, and if you are in violation, a tear-down order may be issued. Avoid this by knowing all the regulations before setting up and using a shed.

    Building Permit Required

    • Before any building can take place, a Permit for Construction must be issued. In order to obtain one, a full set of blueprints must be submitted to the building department. The blueprints must also include the plat, a detailed map of your land, showing where the shed will be placed. The building department will then inspect the blueprints and if any deficiencies are found, such as utility easement restrictions, will offer suggestions about how to correct them. After corrections or if no deficiencies are found, a permit will be issued. The permit fee as of 2010 is $65 for sheds between 100 and 200 square feet and $100 for 201 square feet and over.

    Zoning Permit and Restrictions

    • If you live in West Deptford, a zoning permit is required besides a building permit. The permit fee is $12 for all size sheds. There are zoning restrictions in place. A shed cannot be closer than six feet to any property line nor can it be over 12 feet tall. To qualify for a permit, you have to submit two copies of a plat showing the location of the shed in relation to bordering property lines.

    Easement Restrictions

    • There may be easement restrictions in place. For example, a phone line may be buried through your property. If the phone company has a utility easement, then you can't place a shed over that easement. In this case, it is best to check with your utility companies to inquire what setback restrictions they have on your property.
