5 Signs That You Need a New Roof

The roof is one of the most essential parts of a home. But how do you know when it's time to get a new one? Without a solid roof, water could get into your home and cause damages like drywall damage, rotting wood, and mold growth. Leaks can also damage your personal belongings. Small leaks can be expensive to repair so it would be better if you stay proactive than reactive.

Most of us are too busy to check on our roof's condition until it's too late. However, leaving it in a bad state and shelling out on big repair jobs could be very expensive in the long run. What determines whether a simple repair or a new roof will solve the problem?

Here are a few tips to help you know if your home finally needs a new roof:

Age

A roof usually can usually last up to 20 to 25 years depending on whether the old one was removed and there's just one layer of shingles left. If it was installed on top of another layer and it's more than 20 years old, chances are you'll need a new one.

Curled Shingles

Curled shingles are another indication that you may need to have a new roofing system. Check the slopes of your house and notice if they are coiling or losing their granules. This could mean that they are past their life expectancy.

Valleys

If shingles are falling apart or missing in this location, it means that your roof may need to be replaced. Valleys are one of the most crucial areas because it is where the snow and rain flow. A compromised valley can cause leaks.

Penetrations

It's not only the asphalt shingles that age. Even the roofing sealants, lead boots, and flashings can get a good beating from weather conditions. Hire a professional roofing contractor to inspect rusted flashing, cracked sealants, and peeled membranes. A reroof may be necessary but most often, products fail and may call for a simple replacement than a whole shingle reroof.

Visible Damages

This damage is one of the easiest to check. As shingles age, they can become more brittle and eventually weakens. Visible damages like multiple broken shingle tabs or tiles are easy to notice. If you notice any of those damages, replace them immediately before expensive damages due to leaky roofing could occur. However when storm damages break the shingles, they can be repaired without having to install the entire roof.
