Ohio Home Insurance - Taking Care of Your Biggest Investment

By: Jim Zuccaro

Over one hundred companies are authorized to sell home insurance in Ohio. The biggest challenge in buying and owning Ohio home insurance will probably be considering all the requirements and options available. Home insurance could pay for repairing or rebuilding your home if it is damaged or destroyed. It may pay to replace your personal belongings if they're damaged or stolen. It could also cover medical expenses if a guest is injured, someone's property is damaged, or legal and court fees if you're found liable in a lawsuit or settlement. However, these are all covered only if your home insurance policy is dedicated for a particular issue, and if you did not intentionally cause the loss.
Every policy generally offers many choices with variable coverage and exclusions. Adding coverage, called endorsements, for specific needs create more options. These variables, plus the age and condition of your home, where you live, and your credit and claim history all affect the price of your Ohio home insurance. Ohio provides for seven different insurance forms, HO-2 through HO-8. HO-2 and HO-4 are called The Broad Form. They cover every peril (cause of loss) listed in the policy, and will absolutely not cover any peril not listed. HO-3, the Special Form, will cover every peril unless the peril is specifically excluded. So, the HO-3 goes beyond the other two forms to include coverage for more perils. All things being equal, an HO-3 would be more expensive.
The Tenant Form, HO-4, is for renters, covering the contents but not the building itself. HO-5 is known as the Comprehensive Form, and will cover everything except earthquakes, wars and floods, and a few other things. Condominium Form coverage, HO-6, covers your belonging and contents of a building, and the parts of the building you own directly. HO-8, or Market Value, will pay to replace your home, based on the 'market value' the day your home was destroyed. Mobile homeowner policies exist as well, and are similar to these policies, but they are not standardized for Ohio home insurance. Read the mobile homeowners policy carefully!
These policies, while standardized, can still contain many variables. These variables can be required by your mortgage company, your own situation, and other economic factors. You may want to consider options, or riders, that cover your home for situations that aren't already detailed in the standard policy - like flood, earthquake, or other unusual potential problems. You may also need to add guaranteed replacement cost, personal liability coverage, and, particular to Ohio, mine subsidence (sinking) coverage. All these variables are part of the options for home insurance in Ohio.
