Oregon Tenant Rights in a Notice of Lease Violation

    Official Notice

    • The landlord is required to deliver a notarized letter to the tenant describing the noncompliance of the lease, accompanied by evidence of how the tenant is violating the lease.

    Rectification

    • Under Oregon law, the tenant has the right to rectify the problem within three days of receiving the violation notification from the landlord. Tenants should document the changes made by taking pictures or gathering any other kind of evidence that can support the tenant's case in court.

    Court

    • Tenants have the right to represent their case in court, if and when the landlord presents an eviction notice due to noncompliance within the three-day rectification period.
