The most common source for profit in this field is appreciation which automatically increases the value of the property you are dealing with. And this can be accomplished differently for different types of real estate and it can only be experienced during selling or refinancing a property. And most practical source of appreciation for a raw land is by developing it. As we all know that as cities expand, land outside the boundaries becomes more valuable with time mainly because of the possibility for it to be purchased by good developers. And after building of houses on that land by the developer the value of that area shoots itself even further. When searching for residential properties, location becomes the biggest source of appreciation, as everything mattes for the increase in value of the property like that of kind of neighborhood around it, transit routes, schools, playgrounds,shopping centers and so on. Even commercial property is often valued for same reasons which are mainly focused over like that of development and improvements. And on the basis of these factors the best property hikes the market value by itself. Not forgetting about the second major factor, let's discuss about inflation.

Inflation itself can bring appreciation in real estate, but it is a bit of not so sure victory as even though you may get ten times return of money invested, many other goods can be costing more times as much as you want to own now.

Another factor that is income which is generally referred as rent or regular payment in real estate terminology can be earned and brought into your pockets in several ways lie that of raw land income which depends on our rights to land, residential property income which can be achieved b installation of a cell tower or other structure and commercial property income which can produce income from the sources - with basic rent, but can also add another form of option of income.

REIT and MIC are usually taken to be ways of gaining income from real estate, but real estate acts as underlying security. With REIT, the legatee of multiple commercial properties also sells shares to investors mainly to purchase of more properties and passes on to rental income as distribution. REIT acts the landowner for the individual who pays rent, but the owner gets income only when the expenses of REIT and of running the buildings are extracted.
