The first step in getting your home sold is having it stand out in the your local Multiple Listing Service. In this article I am going to give you a couple Ideas that you can use to get more buyers that see your MLS listing, to come view your home.
The Price
Price is the first topic I want to talk with you about. In my experience, I have found that it is better to price your home as low as you can realistically price it. Then not negotiate any further when you get an offer. The reason price is so important is because the people that are searching in your area are searching in ten thousand dollar increments. They are taking the homes that they are finding in their price range and then filtering out the ones that look and sound the most appealing. You have to remember that in this market place you are competing against bank owned homes. What this means is that until all of those bank owned homes are purchased you have to be very competitive on price.
The Details
After your potential buyers choose their price they are going put in the other details that are important to them. That is why there is power in details. Everything that you believe is a benefit to the sell of your home should be described in your MLS listing.

Where their are estimates like land size and square footage make sure to round your estimate up-words. I am not saying you should lie. I am saying that you should round up because people that are searching for an acre of land will be ok if they have.99 acres of land. But if they can't find your home because they are only searching listings that have one acre of land then everyone misses out.

Make sure your realtor can take good pictures. People get emotionally attached to homes before they even walk in the door. So if your home is in a short stack of home that meet the criteria of your buyers let them start to fall in love with your home because of the pictures. I have noticed that since there are so many homes on the market right now; many people will just through out the homes that have little, no, or poor pictures. Take the time and have great pictures taken.
