Prefinished vs. Unfinished Hardwood

    • Pre-finished hardwoodhas been stained and sealed at least once (but often multiple times), when it is sold at the store. Unfinished hardwood has not been altered in any way: it is untreated wood that has not been stained or sealed before installation. Though both options are different, each option is available in nearly any wood, from exotic species such as Brazilian cherry to homegrown species like oak and even modern species such as bamboo.

    Cons of Unfinished Hardwoods

    • Unfinished hardwood floors are best used in new homes, as they require sanding and finishing. Finishing can take up to several weeks for drying and there may be a lingering smell after finishing the hardwood flooring. Unfinished flooring cannot be installed in basements, as it must be stapled or nailed onto a subfloor either on the first floor or higher.

    Cons of Pre-Finished Hardwoods

    • Pre-finished floors can be harder to clean between the cracks, since cracks are not sealed during the finishing process in the home as with unfinished floors. Pre-finished floors may have beveled edges, which can be unsightly. Furthermore, if there are bumps or other irregularities in the sub-flooring, this will also be apparent after the installation of the pre-finished hardwood, as pre-finished floors will not compensate for floor irregularities.

    Benefits of Unfinished Hardwoods

    • Unfinished hardwood floors can be more easily be matched to existing floors. Furthermore, sealing hardwood floors within the home also seals the cracks, which makes for easier cleaning. Unlike pre-finished floors, unfinished floors do not feature beveled ends and have a smooth, flat appearance. Unfinished floors are also more customizable, as installers can create wood inlaid designs and borders, while pre-finished floors cannot be altered.

    Benefits of Pre-Finished Hardwoods

    • Pre-finished floors do not require sanding or finishing, which streamlines the entire process by saving time and money. Pre-finished floors also can be walked on immediately and do not require days or weeks of drying time. Homes with kids or pets may also do better with pre-finished flooring, as it often is finished with a more durable finish. Pre-finished floors also often come with warranties, ranging from five years to 25 years or more.
