- Quitclaim deeds are often used when the transferring parties know each other well, such as family members and spouses, and the main purpose is to simply transfer ownership from one to the other. Quitclaim deeds are frequently used to transfer ownership of property for inheritance purposes.
- A quitclaim deed can be corrected by completing and filing an additional quitclaim deed. The second quitclaim deed should clearly indicate the needed correction and should not replace the original quitclaim deed unless otherwise stated.
- Because laws vary by state, it is recommended that you understand the laws regarding the transfer of property before you complete any legal transaction. Since North Carolina quitclaim deeds must be recorded with each county's Register of Deeds office you should contact them for additional information.
