    Common Uses for Quitclaim Deeds

    • Quitclaim deeds are often used when the transferring parties know each other well, such as family members and spouses, and the main purpose is to simply transfer ownership from one to the other. Quitclaim deeds are frequently used to transfer ownership of property for inheritance purposes.

    Corrective Quitclaim Deed

    • A quitclaim deed can be corrected by completing and filing an additional quitclaim deed. The second quitclaim deed should clearly indicate the needed correction and should not replace the original quitclaim deed unless otherwise stated.
